Subcontracting is an integral part of the construction industry. They are experts in their respective shares of the market. A general contractor has to rely on the subcontractor not only for their bids but to complete the projects. A general contractor can have a drywall crew, a plumbing crew, an electrician to complete their jobs but on large projects, it is more effective to utilize the subcontractors. The downside to utilizing the subcontractor is their availability, reliability, the preceding subcontractors, as well as capital. Subcontractors create their schedules based on the schedules provided to them by the numerous general contractors they are working for at the time. This can be an issue for a general contractor because if another contractors project falls behind, it could affect them. The subcontractor can be the hero or foe of construction success. A very good subcontractor can provide a good estimate, complete the project free of defects, and completed it on time. On the opposite side, the subcontractor can be sloppy and create a log jam on the job if they do poor work and fail to show up. The owner of the project is not concerned with these issues and believes that it is the general contractors problem if something like this happens. This is exactly why the subcontractor is referred to as the Achilles heel.
